This is an insurance inspection. 4-Point Inspections are for homes 30 years or older. 

A 4-Point Insurance Inspection is an unbiased, limited-in-scope home inspection.

It is NOT the same as a Generalist/Standard Residential Home Inspection, or Buyer’s Pre-Purchase Home Inspection. Those are far more comprehensive both in detail and scope.

The 4-Point Insurance Inspection is only for home owners:

  1. Seeking insurance for the first time
  2. Renewing an existing home owners’ insurance policy


It focuses on four basic systems in a home:

  1. Roof
  2. Electrical
  3. HVAC – Heating, Ventilation and Air Conditioning
  4. Plumbing


All 4-Point Insurance Inspections can only be performed by a Florida-licensed professional. The licensed inspectors dated signature must be verified. This has been in effect since September 30, 2012, in the State of Florida.

Insurance companies want to find out if:​

  • the home is prone to flooding
  • the roof of the home could be wind-damaged soon after the policy is issued
  • the roof system has a useful life expectancy of at least 2-5 years
  • there are major safety issues with the home’s electrical system – (Is there an outdated or unsafe main? Sub electrical panel (or load center)? Any defective and unsafe wiring?
  • the plumbing system – supply, drain, water heater and fixtures are in good condition
  • If the home has any problematic Polybutylene piping – (Does it run through the attic?)
  • the HVAC System – condensing unit, air handler and duct system – (Is it in good working condition? Has it been well maintained? Does it have a reasonable useful life expectancy of between 2-5 years?)​​
  • there were any upgrades done, were permits pulled and were they done professionally

Different insurance companies required different information. There are no specific industry wide standard forms for a Four Point Inspection. ​There may be cases when some insurance companies may provide their own forms.

Most insurance companies will accept forms from companies that perform home inspections. The must be filled out by licensed and certified home inspectors.
