This is a comprehensive and detailed full Home Inspection. 

Home Inspection time is an exciting time. You’re one step closer to realizing your dream.

You can’t pass or fail. All of the upside is to benefit YOU. The buyer. You will save money, know safety concerns in advance, and have a negotiating edge.

The Generalist/Standard Home Inspection is a point-in-time, non invasive inspection, of the visible and accessible areas of one to four family home (condo/townhouse). This is not an appraisal. Those benefit the banks. They are not cheap. Don’t settle for a cheap home inspection for yourself.

​​Orlando Home Inspection Services inspectors are professionals. You will have a Certified Master Inspector® on site during your home inspection. Your inspection is also backed by a Buy Back Guarantee.

The scope of your inspection is limited to the accessible areas of your home. Make sure you move furniture, have keys to locks, and there are no obstructions on the day of your inspection.

Here is an abbreviated list of what we inspect:

  • Electrical panels, breakers and fuses,
  • Grounding and bonding,
  • GFCIs and AFCIs,
  • Fireplace damper door and hearth,
  • Insulation and ventilation,
  • Garage doors, safety sensors, and openers,
  • Swimming pools (built in)

Findings

Most findings will be maintenance recommendations and minor imperfections. Correct them as soon as possible. 

The issues that matter will fall into four categories: 
  1. Major defects like a structural failure.
  2. Things that lead to major defects. A small roof-flashing leak, for example.
  3. Things that may hinder your ability to finance, occupy or insure the home.
  4. Safety hazards, such as an exposed, live buss bar at the electric panel.

Often, a serious problem is inexpensive to correct to protect both life and property. (Especially in categories 2 and 4).​Seller’s are under no obligation to repair everything mentioned in your inspection report. No house is perfect. Keep things in perspective.

Timing

A Generalist Home Inspection may take as much as 3-4 hours on site in a typical 3 bedroom 2 bath home.

Based on the size, age, condition and features of the home, the time varies. During our time onsite we collect information and take hundreds of pictures. Your home inspection report will be very professional and detailed.

Some inspectors offer the report onsite. We do not. 
Some inspectors use hand written reports. We do not.
Some inspectors leave a lot to be desired. We do not. 

Your Certified Master Inspector® will review the findings twice to ensure nothing was missed.

We genuinely care about or clients. We know that a small leak can lead to a major financial setback if not discovered. We take our time and make sure the work is correct the first time.

Attendance

You’re welcome to attend the inspection.
Most clients request their Realtor attend on their behalf.

We will review our initial findings on site. We can address any questions or concerns you may have as well.

Pricing

The price quoted in the online scheduler, as you complete the form, is only an estimate.
Upon completion, we will review the information and discuss the final pricing with you.

Pricing considers:
  • Number & Type(s) of inspections requested
  • Age of the structure
  • Gross square footage, this will include all unheated areas as verified via the Property Appraiser’s Record or Tax Record
  • Distance traveled to the inspection if over 50 miles from our office
  • Additional features such as: Crawl spaces  
  • Extra services such as a WDO (Termite) Inspection
  • Pool Inspections are always FREE

Reports are only released after payment-in-full. 
  • We accept cash, checks, and credit cards
  • Reports are delivered via email on business days (usually within 24 to 48 hours, after the inspection is completed)
  • Inspections done on Friday, will be delivered by 4:00 pm the following Monday
  • Printed reports are provided for additional fee of $0.50 cents per page (plus S&H)
