Wow. You did it.

You’re having a brand-new home built from the ground up for your family. That’s HUGE! Congratulations.

There are a lot of new people around. I’m sure they’re telling you what you need to do and how much over the budget they will be.

​The builders you’ve selected are top notch. Right?

Here’s some advice, during the building cycle of your new home…
Hire Orlando Home Inspection Services. 

You'll want a new fresh, impartial set of eyes to come in. We will check and report on the workmanship and construction of your new home.

It is standard for your home inspector to visit in three phases. Each time a visual inspection of the construction and house will be conducted. This helps to protect you and ensure that major construction defects are not covered up.

You will be given a written report after each inspection. You will be the sole owner of the report and all rights to it. 

Payments are due in three equal installments. 
  1. When you sign your inspection agreement
  2. When we complete our second inspection
  3. When we provide you with our final report​

Phase 1 - Pre-Pour Inspection

Conducted before your concrete pour day.

The best time for the pre-pour inspection is two days before the actual pour day. This gives the builder time to make corrections. 

This inspection normally includes:
  • examining the plumbing
  • checking for termite and waterproofing treatment
  • checking formwork and reinforcement
  • checking backfill and compaction

Phase 2 - Framing Inspection

Conducted before the interior walls and insulation installations.

The framing inspection should fall in line with your builder’s framing walk-through. This is when builders try and ensure that the agreed upon design criteria has been built into the home.

This inspection normally includes: 
  • exterior walls
  • siding
  • stucco
  • brick
  • roof sheathing
  • trim
  • windows
  • doors 
  • roofing 
  • rough plumbing
  • electrical
  • mechanical

Phase 3 - Final Inspection

Conducted after the home is 100% complete.

The final inspection should fall in line with your builder’s “Blue Tape” Inspection. On this day you’ll be given a roll of blue painters tape to mark all the imperfections you find. Don’t do that alone. It’s too easy to miss something important when everything is freshly painted and brand new. 

Make sure this completed before your final closing meeting. 

This inspection normally includes: 
  • drywall
  • insulation
  • cabinets
  • fixtures 
  • paint
  • trim
  • all the finishing touches bells and whistles
The final inspection is equal to a Full Generalist/Standard Home Inspection.

Exceptions - unless otherwise indicated in writing

We will NOT test for:
compliance with applicable building codes

We will NOT test for the presence of or for any potential dangers arising from the presence:
  • mold
  • radon
  • asbestos
  • lead paint
  • formaldehyde
  • soil contamination
  • any other environmental hazards or violations.

If you are building a log home, such structures have unique characteristics. It's impossible for us to inspect and check them completely. The scope of our inspection will not include decay of:
  • the interior of logs in log walls
  • log foundations
  • log roofs or similar defects
