A Roof Certification Insurance Inspection is a limited, visual inspection of the roof system.

​It is not the same as a Wind Mitigation Inspection even though both of them take place in and on the roof of the home.


The basic purposes of a Roof Certification Inspection are:
  1. inform a buyer about the condition of the roof
  2. disclose its remaining life expectancy
  3. make repairs, if necessary

Your inspector will review all the accessible areas of the roof. Then he/she will complete a report to document any factors that affect:
  • the type, age, pitch, condition and estimated remaining useful life of roofing materials
  • the number of layers for roof shingles
  • the condition of the ridges, caps and drip edges
  • the soundness of any drains, downspouts, and gutters if present
  • the presence and condition of any flashing around: roof pipes, chimneys, vents, valleys and the mounting of HVAC units
  • any noticeable or possible movement
  • any previous roof repairs​

(In Florida, composite asphalt shingles are the most commonly used for roof systems. Depending on the quality of the material used, they have useful life expectancy of 20 to 40 years.)

In most cases the age of roof shingles is estimated based upon the construction date of the home. If the home had been re-roofed; Was it done by a professional? Is there documentation?

Was the roof made with wood shakes? Is it older than 10 years?

It is generally believed that undamaged tiled roofs can last as much as 50 years or more.

Homeowner’s insurance policies or a flood insurance policies usually cover natural disasters. But, most roofing companies will not honor claims due to:
  • natural disasters
  • severe weather
  • high winds
  • foot traffic
  • improperly installed skylights
  • improperly installed solar panels

​If roof repairs are recommended, the roof must be reinspected before it can be certified. All repairs must be done by licensed professionals.

A roof inspection focuses on one area of the home. It is less comprehensive than a Generalist/Standard Home Inspection.
